There are countless reasons why nearly 450,000 people call Fresno home. Collectively, these reasons create a pretty impressive list.

One of the standouts on this list is the diverse housing options – from architecturally significant structures, stately mansions and gated communities to contemporary dwellings on large lots with mature trees. Multi-unit complexes and brand new custom-built homes with magnificent lake views are also part of the mix.

The desirability of Fresno is growing. The area experienced its largest increase in new home sales in the first quarter of 2004 – growth in the area just west of Freeway 99 was especially large. According to a report compiled and released by the Real Estate & Land Use Institute of California State University-Fresno and published in the Fresno/Clovis Quarterly Housing report 2004, the average price of newly constructed home in the greater Fresno/Clovis metropolitan area has increased from $262,060 to $292,615.

Existing homes fall into a wide range of prices. California-style ranch homes built in the 1940s start under $150,000, duplexes built in the 1950s are approximately $165,000, traditional bungalows start at around $190,000 and country French designs (with stucco and stone elevations and privacy fences) can cost more than $3 million. Many homes with price tags at the $1 million mark are situated on large lots with mature trees, and offer breathtaking lake views.

Fresno also offers a vast number of bungalows and ranches priced in the $200,000s, and many homes with a multitude of luxurious amenities are priced at near $500,000.

So whether a buyer is looking for a larger home to accommodate a growing family, upgrading to a layout that is ideal for entertaining or downsizing after retirement, Fresno offers it all.
